Step Five: The Ground Lease 
Before closing, you will meet with a 
THLT attorney at no cost (or an 
attorney of your choice, at your 
expense) to review the TH LT ground 
lease. The ground lease describes 
your and THLT's rights and 
responsibilities, including those 
regarding lease payments, care for 
your home, occupancy rights and 
restrictions, home improvements, 
inheritance of the home and ground 
lease, and the resale price formula 
and resale process 
Rights 
1. To live in the home as long 
as you want, just like any other 
home purchase.
2. To care for your home, pay
taxes and insurance, and be a 
responsible neighbor, as with 
any other home. 
3. To sell your home when you 
want or need to, under the 
terms of the Ground Lease
which determines the resale
price.
4. To have the right to peaceful
use of your home in all 
respects, in keeping with the 
Ground Lease provisions.

Responsibilities 
1. To maintain your home in 
good condition. THLT is here to
support our homeowners and
help with problem solving.
2. To pay your property taxes
and insurance premiums.
3. To pay monthly the small
Ground Lease and repair
reserve fees.
4. To communicate about 
financial or other problems 
that may arise.
